Project summary
This San Jacinto water damage job started with a burst pipe inside the upstairs bathroom wall. Water moved through the master bathroom and into the kitchen area below, turning the loss into a full-service restoration project: mitigation, dry-out, packout, documentation, temporary living support, and reconstruction.
Project story
The loss was bigger than a standard repair
The plumber traced the pipe failure back to a failed pressure regulator. Even though the home looked like a typical tract home from the outside, the finishes inside were not standard grade. The affected cabinets, flooring, countertops, and trim details all needed to be evaluated as higher-grade materials, not treated like basic builder-grade items.
Documentation changed the direction of the claim
The first repair scope did not match what was actually in the home. PL Builders documented the flooring, cabinetry, countertops, affected wall cavities, and moisture readings so the adjuster could review the real materials and the real damage path. That organized evidence helped move the scope from a limited standard repair toward a repair plan that matched the home.
Packout and temporary housing mattered
Because the home had to be opened up and repaired through multiple areas, contents needed to be moved and protected before the work could continue. PL Builders also helped connect the homeowner with a temporary housing resource so the family had a furnished local place to stay while the repairs moved forward.
The rebuild became an upgrade opportunity
Once the damaged areas were open, the homeowner chose to upgrade the home even further. The finished reconstruction included white oak herringbone hardwood flooring, antique white raised-panel inset cabinets, two large kitchen islands, a 48-inch range, a 60-inch refrigerator, and real white Carrara marble counters with a full-height marble backsplash.
What PL Builders handled
- Burst pipe response after a failed pressure regulator caused water damage from the upstairs bathroom into the kitchen below.
- Water mitigation, selective demolition, wall-cavity documentation, moisture readings, and dry-out planning.
- Packout and contents handling so the affected rooms could be accessed, dried, repaired, and rebuilt properly.
- Insurance repair documentation showing that the home had higher-grade cabinets, flooring, counters, and finish materials than the initial repair scope assumed.
- Temporary housing coordination support while the home was open for restoration and reconstruction.
- High-end reconstruction with custom inset cabinetry, double islands, white oak herringbone flooring, marble counters, full backsplash, and upgraded kitchen finishes.
